Just before implementation of model code of conduct for the general election, the Ahmedabad Municipal Corporation (AMC) is in a hurry to auction ten plots in the city, with a cumulative base rate of Rs 901.45 crore.
Of the 10 plots proposed to be auctioned, eight are designated for commercial purposes. These commercial plots have a combined base price of Rs 502.87 crore.
Among these plots is the largest one to ever be auctioned by the AMC, covering 66,000 square metres, for which the base rate has been set at Rs 76,000 per sq m.
In January, the AMC sold five plots in an online auction for Rs 298.65 crore. Deputy municipal commissioner (urban development and estate) I K Patel said, “The proposal for the 10-plot auction has been submitted to the standing committee. Once approved, the AMC will proceed with the auction procedure.” AUDA CEO D P Desai revealed plans to auction in addition to two plots in Zundal at least six other plots in the coming months.
Three commercial plots are on SP Ring Road in Chandkheda. The municipal commissioner has sought approval from the AMC’s standing committee for this auction.
“The Chandkheda plots have received special interests from a major international developer firm, specializing in building large shopping malls. If the deal comes through it will be the city’s largest mall,” said a senior AMC official. The commercial plots earmarked for the proposed mall together cover 85,893 sq m and are valued at Rs 696.96 crore. Sources say the international company’s interest spurred the AMC and Auda to collaborate on selling two additional adjacent plots owned by Auda in Chandkheda, creating a massive land parcel of 1.26 lakh square metres on SP Ring Road. The AMC’s land auction extends beyond commercial offerings. A plot in Thaltej’s TP Scheme 37, earmarked for a school, is also up for grabs with a base price of Rs 101.80 crore. Additionally, seven smaller plots in Makarba, Nikol, Muthiya, Motera and Chandkheda are available, with base rates ranging from Rs 65,000 to Rs 1 lakh per square metre.
