More than 200 families who have purchased apartments in Vadodara’s Sangani Skyz are at loggerheads with the developer – Sangani Group – over a series of issues. The flat owners say that the apartments, each costing more than Rs 45 lakh, haven’t got the Building Usage (BU) permission, the buildings have structural defect, and the society is not maintained at all.
Sangani Skyz is located near Navrachna University on the Vasna-Bhayli Road. The builders — Arvind Sangani, Rashesh Kumar Limbasia, Bhanu Sangani and Hanu Sangani – refused to comment on the matter when Vibes Of India reached out to them and their aides.
THE PROBLEM
Sangani Skyz residents approached the Real Estate Regulatory Authority (RERA) in Gandhinagar in 2018 for the first time. They got a verdict in their favour on December 21, 2021. According to the RERA judgment, the builders must get a BU permission certificate and submit it to RERA. If the builders do not get this permission, then they must specify the reasons.
The verdict says that the society maintenance deposits collected by the builders must be returned to the residents and deposited in a new bank account.
It further says the fire NoC must be renewed by the builders and a copy of it needs to be submitted to the RERA authority. Also, the builders must repair the leakage in the basement of the building and correct the structural defects. The verdict also mandates the builders to provide parking space to all residents as committed while selling the flats.
Residents say the builders have not complied with the RERA order. “We feel helpless as to where we should go if the builders do not even take RERA seriously? As residents, we do not get even the basic amenities here. Even the structural defects remain,” a resident said.
THE BUILDER
Sangani Infrastructure India Pvt Ltd is a part of the ‘Sangani Group’ involved in diverse business interests since its inception in 1987. The group has presence in Ahmedabad, Bengaluru and Vadodara. Its registered office is in Thaltej, Ahmedabad. A few of the projects of this group include Sangani Square (Narol), Dev Atelier (Prahladnagar), Shaligram Lakeview (Vaishnodevi circle), Sangani Vrajbhoomi (New Vatva), Sangani Dove Deck (Vadodara) and others.
Residents of Sangani Skyz have now approached RERA again, saying its earlier verdict hasn’t been followed. The application is still under process.
